The purpose of this Zone is to provide for smaller lot Single Detached Housing with attached Garages in a suburban setting that provides the opportunity for the more efficient utilization of undeveloped suburban areas and includes the opportunity for Secondary Suites.

The minimum Site area shall be 312 m2 for each Single Detached Dwelling.

The minimum Site Width shall be 10.4 m. In the RSL Zone the Site Width on pie shaped lots shall be measured 9 m into the Site from the front property line.
The minimum Site depth shall be 30.0 m.
The maximum Height shall not exceed 10.0 m nor 2 1/2 Storeys.
The maximum total Site Coverage shall not exceed 45%, inclusive of the attached Garage and any other Accessory Buildings.

The minimum Rear Setback shall be 7.5 m, except in the case of a corner Site it shall be 4.5 m.
Side Setbacks shall be established on the following basis:
The Side Setback shall be a minimum of 1.2 m;
on a corner Site where the building fronts on the Front Yard, the minimum Side Setback abutting the flanking public roadway other than a Lane shall be 20% of the Site Width, to a maximum of 4.5 m; and
on a corner Site where the building fronts on a flanking public roadway other than a Lane, the minimum Side Setback abutting the flanking public roadway shall be 4.5 m.
Single Detached Housing shall be developed in accordance with the following regulations:
all Dwellings shall include a front attached Garage;
identical floor plans with similar front elevations must be separated by a minimum of one lot unless finishing treatments are substantially different;
the Development Officer may require a graduated transition between different housing styles which shall be accommodated by varied roof lines, architectural projections and the interjection of bi-level or split-level designs between bungalow and two Storey designs; and
Dwellings on corner Sites shall have flanking side treatments similar to the front elevation.
