420     (IM) Medium Industrial Zone

420.1     General Purpose

The purpose of this Zone is to provide for manufacturing, processing, assembly, distribution, service and repair Uses that carry out a portion of their operation outdoors or require outdoor storage areas. Any nuisance associated with such Uses should not generally extend beyond the boundaries of the Site. This Zone should normally be applied on the interior of industrial areas adjacent to collector and local industrial public roadways such that Uses are separated from any adjacent residential areas by a higher quality Industrial or Commercial Zone.

  1. The maximum Floor Area Ratio shall be 2.0.

  1. For Lots Abutting a Transportation/Utility Corridor, Calgary Trail N.W., Gateway Boulevard N.W., Sherwood Park Freeway N.W., Stony Plain Road N.W., or Yellowhead Trail N.W., materials and equipment in an outdoor storage area, including shipping containers, or outdoor displays shall have:

  1. a maximum Height of 8.0 m, measured from Grade to the highest point of the materials or display, within 15 m of the Lot Line Abutting the roadway specified above; and

  2. a maximum Height of 2.0 m, measured from Grade to the highest point of the materials or display, within 6.0 m of the Lot Line Abutting the roadway specified above.

  1. Signs shall comply with the regulations found in Schedule 59G.
