DC2.1018.1.         General Purpose

The purpose of this provision is to provide for convenience commercial and personal service uses, including minor alcohol sales and cannabis retail sales, which are intended to serve the day to day needs of residents within the adjacent residential neighbourhood.

DC2.1018.2.         Area of Application

This provision shall apply to Lot 2, Block 6, Plan 0625868 as shown on Appendix I of this Schedule "B" and as shown on Schedule “A” of this Bylaw adopting this provision, Ellerslie

DC2.1018.3.         Uses

  1. Apartment Housing

  2. Bars and Neighbourhood Pubs

  3. Cannabis Retail Sales

  4. Child Care Services

  5. Commercial Schools

  6. Convenience Retail Stores

  7. Drive-in Food Services

  8. Fascia On-premises Signs

  9. Freestanding On-premises Signs

  10. Gas Bars

  11. General Retail Stores

  12. Health Services

  13. Indoor Participant Recreation Services

  14. Minor Alcohol Sales

  15. Minor Amusement Establishments

  16. Minor Secondhand Stores with a Floor Area less than 275 m2

  17. Minor Service Stations

  18. Personal Service Shops

  19. Professional, Financial and Office Support Services

  20. Projecting On-premises  Signs

  21. Public Libraries and Cultural Exhibits

  22. Rapid Drive-through Vehicle Services

  23. Religious Assemblies

  24. Residential  Sales Centre

  25. Restaurants,

  26. Roof On-premises Signs

DC2.1018.4.         Development Regulations

  1. Notwithstanding Section 720.3 (2) of the Zoning Bylaw, no Site Plan is appended to this Provision.

  2. Notwithstanding the title of section 310.5 of the Zoning Bylaw, All development shall be in compliance with Section 310.4 and 310.5 of the Zoning Bylaw.

  3. Restaurants, Specialty Food Services and Bars and Neighbourhood Pubs shall not exceed 100 occupants and 120 m2 of Public Space. I

  4. No individual business premises for any Use having a Floor Area shall be greater than 275 m2,

  5. Cannabis Retail Sales shall be in compliance with Section 70 of the Zoning Bylaw.
