To accommodate compatible non-industrial businesses, including a restricted amount of general retail to supplement the opportunity for industrial business uses that carry out their operations such that no nuisance is created or apparent outside an enclosed building.
The Provision shall apply to Condominium Plan 1721435, Units 1-12 as shown on Schedule “A” of the Bylaw adopting this Provision, Strathcona Industrial Park.

Development shall be in general conformance with the attached Appendix 1, Site Plan, to the satisfaction of the Development Officer.
The maximum Floor Area Ratio shall be 1.2.
The maximum Height shall not exceed 12.0 m.
A minimum Setback of 6.0 m shall be provided adjacent to 35 Avenue NW.
No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a Setback.
All Uses and activities shall be located and carried on within an enclosed building and there shall be no outdoor storage or outdoor display areas.
Signs shall comply with the regulations found in Schedule 59F. Regulations for Discretionary Sign types apply to all relevant signs in this DC2 provision.
The maximum combined Floor Area for General Retail Use(s) shall not exceed 800 m2 and shall only be located on the main floor.
Notwithstanding the definition of Religious Assembly in the Zoning Bylaw, the following Religious Assembly Accessory Uses shall not be permitted: rectories, manses, dormitories, convents, monasteries and other residential buildings.
Bars and Neighbourhood Pubs and Restaurants shall be limited to 240m2 of Public Space.
Specialty Food Services shall be limited to 120m2 of Public Space.
The minimum Floor Area for a Warehouse Sales Use shall not be less than 1 000 m2 unless at least 50% of the Floor Area of the establishment is used for warehousing or storage of the goods sold or distributed from the establishment.
