To establish a Site Specific Development Control District to accommodate a Major Amusement Establishment and a Commercial School, in addition to the range of industrial, business and commercial uses, and to establish site development criteria to ensure the development will be compatible with surrounding industrial and non-industrial development.
This DC5 District will apply to Lot 8B, Block 7, Plan 762 2436; located east of 103 Street and north of 65 Avenue, CPR West, Allendale.
Auctioneering Establishments, provided that all goods and equipment to be auctioned are stored and displayed within an enclosed building.

The maximum floor area ratio shall be 1.2.
The maximum building height shall not exceed 12.0 m nor three storeys.
A landscaped yard, a minimum of 4.5 m in width, shall be provided adjacent to 103 Street. Landscaping shall consist of four mature deciduous trees (a minimum caliper of 6 cm) and three coniferous trees (a minimum of 3.0 m in height).
Should the existing buildings be demolished and the site be redeveloped, a 6.0 m landscaped yard shall be provided adjacent to 103 Street. Within this yard a minimum of four deciduous trees (a minimum caliper of 6 cm), three coniferous trees (a minimum height of 3 m) and 20 shrubs shall be required for each 35 m of lineal yard frontage.
No parking, loading, storage, trash collection, outdoor service or display areas shall be permitted with a landscaped yard. Parking, loading, storage and trash collection areas shall be located to the rear and sides of the principal buildings and shall be screened from view from any adjacent sites and public roadways in accordance with the provisions of Section 69.3 of the Land use Bylaw except that the parking provided for the current development shall remain in place to serve the existing development.
Any exterior lighting of the site shall be designed so that the lighting is directed away from adjacent properties.
All development shall comply with the Performance Standards of Section 410 of the Land Use bylaw for the IB District.
Signs may be allowed in this District in accordance with the general provisions of Section 79.1 to 79.9 inclusive of the Land Use Bylaw.
Developments in this District shall be evaluated with respect to compliance with the General Development Regulations of Section 50 to 79 inclusive of the Land Use Bylaw.
The Development Officer may grant relaxations to the regulations in Sections 50 through 79 of the Land Use Bylaw and the provisions of this District if, in his opinion, such a variance would be in keeping with the General Purpose of the District and would not adversely affect the amenities, use, and enjoyment of neighbouring properties.
A Gas Bar, Minor and Major Service Stations, Rapid Drive-through Vehicle Services and Drive-in Food Services shall be developed in accordance with Section 82 of the Land Use Bylaw.
Additional criteria that shall be applied are as follows:
the number of gas bars on-site shall not exceed one;
Rapid Drive-through Vehicle Services shall have the orientation of the bays and circulation and queuing aisles being to the satisfaction of the Development Officer in consultation with the General Manager of the Transportation Department having regard to on-site and off-site traffic impacts.
the design, finishing, and siting of development, including the orientation of gas pump islands and service bays, shall be to the satisfaction of the Development Officer having regard to achieving a consistent and compatible relationship with the overall design and finishing of the project, ensuring a high standard of appearance when viewed from adjacent public roadways, and minimizing traffic circulation conflicts both off and on-site; and
any canopy located over the gas pump islands shall be designed and finished in a manner consistent with the design of the principal building, with the overall height and scale of the canopy to be to the satisfaction of the Development Officer, such that the canopy is not obtrusive and maintains consistency with the eave of the principal building.
The location of any accessory food pickup window for Drive-in Food Services or Major and Minor Eating and Drinking Establishments as well as circulation shall be provided to the satisfaction of the Development Officer in consultation with the General Manager of the Transportation Department.
Automotive Equipment and Repair Maps and Convenience Vehicle Rental developments, shall have the following criteria applied:
all storage, display or parking areas shall be hardsurfaced in accordance with Section 67.3 of this Bylaw;
lighting for the display areas shall be mounted on lamp standards and no exposed bulbs or strings of lights shall used; and
Automotive and Minor Recreational Vehicle Sales/Rentals shall comply with provisions of this District for Convenience Vehicle Rentals developments and the size, locations, screening and landscaping of the outdoor vehicular display areas shall be subject to the approval of the Development Officer, who shall ensure that development of the site is compatible with the urban design objectives of the Calgary Trail Land Use Study.
General Industrial Uses shall comply with the performance standards of the IB District and shall be limited to uses which in the opinion of the Development Officer would not be incompatible with the principal commercial uses at this DC5 District.
The minimum gross floor area for a Warehouse Sales establishment shall not be less than 1 000 m2 (10,764.2 sq. ft.) unless at least fifty percent of the gross floor area of the establishment is used for warehousing or storage of the goods sold or distributed from the establishment.
Major and Minor Alcohol Sales shall be developed in accordance with Section 98 of the Land Use Bylaw.
