DC2.378.1.       General Purpose

To establish a Site Specific Development Control District to allow a range of residential uses containing up to a maximum of four Dwellings.

DC2.378.2.       Area of Application

This DC5 District shall apply to Lot 9, Block 8, Plan 2419 KS, Edmonton, Alberta, located on the west side of 150 Street, south of 89 Avenue, Jasper Park, as show on the sketch plan appended to the Bylaw adopting this DC5 District.

DC2.378.3.       Uses

  1. Apartment Housing

  2. Daytime Child Care Services

  3. Duplex Housing

  4. Foster Homes

  5. Group Homes

  6. Limited Group Homes

  7. Major Home Occupations

  8. Minor Home Occupations

  9. Row Housing

  10. Secondary Suites, where developed within a Single Detached Housing form

  11. Semi-detached Housing

  12. Single Detached Housing

  13. Stacked Row Housing

DC2.378.4.       Development Criteria

  1. the maximum number of Dwellings shall be four;

  2. the minimum Site Width shall be 19.5 m (64.0 ft.);

  3. the maximum Height shall not exceed 10 m (32.8 ft.), nor three storeys;

  4. the minimum Front Yard shall be 6 m (19.7 ft.);

  5. the minimum Rear Yard shall be 7.5 m (24.6 ft.);

  6. the minimum Side Yard shall be 1 m (3.3 ft.) for each storey or partial storey, except that a total of at least 2 m (6.6 ft.) shall be provided in all cases;

  7. Separation Space shall be provided in accordance with Section 58 of this Bylaw;

  8. a minimum Amenity Area of 7.5 m2 (80.7 sq. ft.) per dwelling shall be provided;

  9. a solid screen fence, 1.83 m (6.0 ft.) in height, designed to the satisfaction of the Development Officer, shall be installed along the flanking property lines of the site, except in the Front Yard; and

  10. design techniques including, but not limited to, the use of sloped roofs and variations in the building facade shall be employed to minimize the perception of massing of the building when viewed from adjacent residential sites, to the satisfaction of the Development Officer.

DC2.378.5.       Additional Development Criteria for Specific Uses

  1. Daytime Child Care Services shall be developed in accordance with Section 93 of this Bylaw;

  2. Group Homes shall be developed in accordance with Section 91 of this Bylaw;

  3. Major Home Occupations shall be developed in accordance with Section 85 of this Bylaw;

  4. Minor Home Occupations shall be developed in accordance with Section 84 of this Bylaw;

  5. Secondary Suites shall be developed in accordance with Section 99 of this Bylaw;

  6. Single Detached, Semi-detached and Duplex Housing in this District shall be developed in accordance with the provisions of the RF4 District, with the exception of minimum site width, which shall be 19.5m (64.0 ft.) for all uses.
