DC2.404.1.       General Purpose

To establish a site specific direct control district for industrial business developments which carry out their operations such that no nuisance factor is created or apparent outside an enclosed building.

DC2.404.2.       Area of Application

A portion of Lot 1A, Block 15, Plan 922 0895 as shown on the attached stretch; located south of Wagner Road and west of 75 Street, Davies Industrial

  11. Alcohol Sales, Major

  12. Alcohol Sales, Minor

  13. Minor and Major Eating and Drinking Establishments

  14. Personal Service Shops

  15. Warehouse Sales

  16. Convenience Vehicle Rentals

  17. Automotive and Minor Recreational Vehicle Sales/Rentals

  18. Automotive and Equipment Repair Shops

  19. Rapid Drive-through Vehicle Services

DC2.404.4.       Development Criteria

  1. Along Wagner Road and 75 Street, the minimum site frontage shall be 30 m (98.42 ft.).

  2. The maximum floor area ratio shall be 1.2.

  3. A minimum yard of 6 m (19.68 ft.) shall be required where any lot line of a site abuts a public roadway other than a lane.

  4. No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required Yard.

  5. The maximum height shall not exceed 12.0 m (39.4 ft.) nor three storeys.

  6. All developments shall comply with the Performance Standards of Section 73 for the IB District.

  7. Major and Minor Alcohol Sales shall be developed in accordance with Section 98 of the Land Use Bylaw.

  8. Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Section 50 to 79, inclusive, of the Land Use Bylaw. In this evaluation, the Development Officer may grant relaxations to the regulations contained in Sections 50 through 79, and the provisions of this District if, in the Officers opinion, such a variance would be in keeping with the General Purpose of this District and would not affect the amenities, use and enjoyment of neighbouring properties.
