To establish a Site Specific Development Control District to accommodate a range of commercial uses which are intended to serve the day-to-day needs of local residents and drive-by, travelling public, and to establish site specific development regulations that will ensure compatibility with surrounding land uses.
This DC5 District shall apply to Lot 36 (0.81 hectares) and Lot 37 (0.41 hectares), Block 17, Plan 862 0696; located at the southeast corner of 23 Avenue and Mill Woods Road East, Daly Grove, Southwood.

The maximum floor area ratio shall be 1.0.
The maximum building height shall not exceed 10m (32.8 ft) nor 2½ storeys.
A minimum landscaped yard of 3m (9.8 ft) shall be provided adjacent to 23 Avenue and Mill Woods Road East.
A minimum landscaped yard of 3m (9.8 ft) shall be provided adjacent to the southern boundary of the site and include a solid screen fence, 1.8m (6.1 ft) in height.
A minimum landscaped yard of 2m (6.6 ft) shall be provided adjacent to the eastern boundary of the site and include a solid screen fence, 1.8m (6.1 ft) in height.
No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required yard. Storage and trash collection shall be screened from view from any adjacent sites and public roadways.
Signs shall be allowed in this District as provided for in Schedule 79D of the Land Use Bylaw.
Rapid Drive-through Vehicle Services shall be limited to a single bay automatic car wash and sited in accordance with the following provisions:
that the proposed car wash not be located less than 60 m (197 ft.) from the south property line; and
that the proposed car wash not be located less than 40 m (313 ft.) from the east property line.
Indoor Participant Recreation Services shall be limited to athletic and fitness .
Major Eating and Drinking Establishments shall be limited to a maximum of 130 seats and the maximum permitted gross floor area shall not exceed 360 sq. m, (3,875 sq. ft). Entertainment associated with the development of a Major Eating and Drinking Establishment shall be limited to a dance floor of 21 sq. m (225 sq. ft) for patrons only, and shall not include any live entertainment.
The maximum gross floor area of any individual business premise for a Convenience Retail Store shall not exceed 325 sq. m (3,500 sq. ft).
The maximum permitted gross floor area of any individual business premise for a General Retail Store shall not exceed 465 sq. m (5,005 sq. ft). However, the Development Officer may allow the gross floor area of an individual premise up to a maximum of 929 sq. m (10,000 sq. ft) where, in his opinion, and on the advice of the City Engineer, such a development would not affect traffic circulation on the site nor adjacent roadways.
Drive-in Food Services shall be limited to its current location in the southwest corner of the site.
Minor Alcohol Sales shall be limited to the eastern portion of the site.
The maximum gross floor area for any individual business premise for a Minor Second-hand Store shall not exceed 275 sq. m. (2,960.07 sq. ft.).
