To provide a Site Specific Development Control District to accommodate a variety of commercial uses on a large site and a location with good visibility and accessibility along a major public roadway, which are compatible with the surrounding commercial, residential and industrial uses.

Development in this District shall comply with Sections 340.4 and 340.5 of the Land Use Bylaw and the following regulations shall apply to all uses:
No basement or underground parking facilities may be developed on this site.
Prior to the issuance of a Development Permit, the applicant shall provide to the Development Officer written confirmation from Alberta Environmental Protection (AEP) and the Capital Health Authority (CHA) that an on-site vapour monitoring/risk management plan has been approved for the site, and that AEP and/or CHA shall be responsible for ensuring the plan is implemented and for evaluating the required monitoring reports.
The Development Officer shall not issue a Development Permit until the written confirmation from AEP and CHA, as required in clause 4(b), has been received.
Signs shall be allowed in this District as provided for in Schedule 79E and in accordance with the general provisions of Sections 79.1 to 79.9 inclusive of the Land Use Bylaw.
