To establish a Site Specific Development Control District for highway commercial and limited industrial uses with site specific development criteria that will ensure a compatible relationship with surrounding land uses and achieve a high standard of building and yard appearance appropriate to the location of this site adjacent to the Yellowhead Trail.
This DC5 District shall apply to a 2.94 ha portion of Lot 1, Plan 962 1568, Armstrong Industrial, as shown on the sketch plan appended to the bylaw adopting this District.
Alcohol Sales, Minor
Auctioneering Establishments, provided that all goods and equipment to be auctioned are stored and displayed within the enclosed building.

General Industrial Uses
Hotels
Industrial Vehicle and Equipment Sales/Rentals
Major and Minor Service Stations
Minor Eating and Drinking Establishments
Motels
Professional, Financial and Office Support Services
Rapid Drive-through Vehicle Services
All development in this District shall comply with the requirements of Section 350.4 and 350.5 of the Land Use Bylaw.
The following regulations shall apply to Industrial Vehicle and Equipment Sales/Rentals.
All parking areas shall be hard-surfaced in accordance with the requirements of Section 67.3 of the Land Use Bylaw;
All storage areas shall be screened in accordance with the requirements of Section 69.4(4) of the Land Use Bylaw; and
All development shall be developed in accordance with the requirements of Section 73.4(a) ii, iii, and iv of the Land Use Bylaw.
Signs in this District shall be developed in accordance with Section 79E of the Land Use Bylaw except that Roof General Advertising Signs shall not be allowed.
