DC2.455 1.        General Purpose

To establish a Site Specific Development Control District for convenience commercial uses which are intended to serve the day-to-day needs of residents with development regulations to ensure an appropriate transition with the low density residential development to the north of this site.

DC2.455.2.        Area of Application

This DC5 District shall apply to a 0.37ha portion of Lot 1, Block 80, Plan 942 3466, located at the northwest corner of 82 Street and 160 Avenue, Belle Rive, as shown on the attached sketch plan.

  1. Child Care Services

  2. Commercial Schools

  3. Convenience Retail Stores

  4. Gas Bars

  5. General Retail Stores

  6. Health Services

  7. Indoor Participant Recreation Services

  8. Minor Amusement Establishments

  9. Minor Eating and Drinking Establishments

  10. Minor Service Stations

  11. Minor Veterinary Services

  12. Personal Service Shops

  13. Professional, Financial and Office Support Services

  14. Rapid Drive-through Vehicle Services

  15. Religious Assembly

  16. Residential Sales Centre

DC2.455.4.          Development Regulations

  1. All development in this District shall comply with the requirements of Sections 310.4 and 310.5 of the Land Use Bylaw pertaining to the CNC District except as amended by this District.

  2. Signs will be allowed in this District in accordance with Schedule 79D in accordance with the general provisions of Sections 79.1 to 79.9 inclusive of the Land Use Bylaw.

  3. Permanent freestanding signs shall be located a minimum of 30m from the north property line.

  4. The maximum gross floor area of any individual business premise shall not exceed 325 m2.

  5. The maximum building height shall not exceed 6m or 1 storey.

  6. A minimum landscaped yard and development setback of 6m shall be provided where the site abuts a public roadway (82 Street and 160 Avenue).

  7. A minimum landscaped yard of 3.0m and a minimum development setback of 4.5m shall be required along the north property line. In addition, a 1.8m high solid screen fence shall be provided along the north property line.

  8. A minimum development setback of 3.0m shall be provided along the west boundary of the site.

  9. Underground storage tanks shall be located a minimum of 15m from the north property line.

DC2.455.5.          Additional Development Regulations for Specific Uses

  1. For Rapid Drive-through Vehicle Services development, the maximum number of bays shall not exceed two.

  2. Rapid Drive-through Vehicle Services shall be limited to a car wash.
