DC2.462.1.       General Purpose

To establish a Site Specific Development Control District to accommodate a 3 - bay district ambulance station for the City of Edmonton Emergency Medical Services with site developments regulations that will minimize any negative impacts on the surrounding land uses.

DC2.462.2.       Area of Application

This district shall apply to that portion of 137 Avenue to be closed under Bylaw 11742 in Kildare, located at 82 Street and 137 Avenue

DC2.462.3.        Use

Fleet Services, restricted to ambulance services only.

DC2.462.4.        Development Criteria

The following regulations shall apply to the use:

  1. The total floor area of the building shall not exceed 400 m2.

  2. The maximum building height shall not exceed 6.0 m or one storey.

  3. A minimum building setback of 6.0 m shall be provided from the south property line adjacent to 137 Avenue.

  4. A minimum building setback of 3.0 m shall be provided from the east, west and north property lines of the site. Any trees and shrubs that must be removed from the site shall be relocated where possible within these building setbacks.

  5. Signage shall be limited to an identification sign not exceeding 8 m2 in area.

  6. Outdoor lighting shall be designed such that all illumination is directed downward and is of an intensity that will prevent illumination to adjacent properties.

  7. The roof line and building facade shall include design elements that add architectural interest to the structure.

  8. The parking area shall be developed in accordance with Section 67.3 of the Land Use Bylaw to the satisfaction of the Development Officer and City Engineer.

  9. No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required yard. Loading, storage and trash collection areas shall be located to the rear or sides of the principle building and shall be screened from view from any adjacent sites and public roadways.

  10. Development in this district shall be evaluated with respect to compliance with the General Development Regulations of Section 50 to 79 inclusive, of the Land Use Bylaw.

  11. The Development Officer may grant relaxations to the regulations contained in Sections 50 through 79 of the Land Use Bylaw and the provisions of this district where, in his opinion, such a variance would be in keeping with the general purpose of this District and would not affect the privacy, amenities, use and enjoyment of neighbouring properties.
