DC2.475.1         General Purpose

To establish a Site Specific Development Control District for industrial businesses which carry out their operations such that no nuisance factor is created or apparent outside an enclosed building and such that the District is compatible with any adjacent District.

DC2.475.2          Area of Application

This DC5 District shall apply to Lot A, Plan 2693 NY as shown on Schedule "A" attached to the Bylaw adopting this District; Armstrong Industrial.

DC2.475.3          Uses

  1. Auctioneering Establishments, provided that all goods and equipment to be auctioned stored and displayed within an enclosed building

  2. Automotive and Equipment Repair Shops

  3. Automotive and Minor Recreation Vehicle Sales/Rentals

  4. Broadcasting and Motion Picture Studios

  5. Business Support Services

  6. Commercial Schools

  7. Convenience Retail Stores

  8. Convenience Vehicle Rentals

  9. Cremation and Interment Services

  10. Drive-in Food Services

  11. Equipment Rentals, provided that all equipment and goods for rent are contained with an enclosed building

  12. Flea Markets

  13. Fleet Services

  14. Funeral Services

  15. Gas Bars

  16. General Industrial Uses

  17. Greenhouses and Plant Nurseries

  18. Health Services

  19. Indoor Participant Recreation Services

  20. Limited Contractor Services

  21. Major and Minor Alcohol Sales

  22. Major and Minor Eating and Drinking Establishments

  23. Major and Minor Service Stations

  24. Minor Amusement Establishments

  25. Minor Veterinary Services

  26. Mobile Catering Food Services

bb.  Professional, Financial & Office Support Services

cc.  Rapid Drive-through Vehicle Services

dd.  Recycled Materials Drop-off Centres

DC2.475.4           Development Criteria

  1. All development in this District shall comply with the requirements of Sections 410.4 and 410.5 of the Land Use Bylaw.

  2. Signs shall be allowed in this District as provided for in Schedule 79H and in accordance with the general provisions of Section 79.1 to 79.9 inclusive of the Land Use Bylaw.
