To establish a Site Specific Development Control District for Casinos and Other Gaming Establishments, as well as industrial businesses which carry out their operations such that no nuisance factor is created or apparent outside an enclosed building, and the District and its uses are compatible with any adjacent Non-industrial District and in compliance with the Yellowhead Corridor Area Structure Plan.
This DC5 District shall apply to Lots 14 and 15, Block A, Plan 1738KS, located south of Yellowhead Trail and east of 153 Street, and Lot 16, Block A, Plan 1738KS, located south of Yellowhead Trail and west of 153 Street; Gagnon Estate Industrial.

All of the regulations of Section 410.4 and 410.5 of the Land Use Bylaw shall apply to this District except as follows
The following regulations shall apply to Casinos and Other Gaming Establishments:
a 1.5 m (5 ft.) impermeable screen fence shall be constructed along the boundary between the subject site and adjoining properties, with the exception of public roadways, to the satisfaction of the Development Officer;
landscaping shall be done with one tree for every 20 m and one shrub for every 10 m for both front and side yards as well as interior landscape breakup; and,
appropriate lighting shall be undertaken to provide security to the public and to add visual interest
The design of development shall foster urban safety and incorporate the "Crime Prevention through Environmental Design (CPTED)" principles intended to promote a safer physical environment.
