To establish a Site Specific Development Control District to accommodate a mixture of industrial business and commercial uses which carry out their operations such that no nuisance factor is created or apparent outside an enclosed building with site specific development criteria to ensure a high quality of appearance and to ensure compatibility with surrounding land uses.
This DC5 District shall apply to Lot 25, Block 3, Plan 992 5652; located on Roper Road west of 75 Street, McIntyre Industrial, as shown on Schedule "B" Map" of this bylaw.

Auctioneering Establishments, provided that all goods and equipment to be auctioned are stored and displayed within an enclosed building

All development in this District shall comply with the requirements of Sections 410.4 and 410.5 of the Land Use Bylaw.
Where General Industrial Uses adjoin Major and Minor Eating and Drinking Establishments, Drive-in Food Services, Private Clubs, Personal Service Shops, Health Services and Professional, Financial and Office Support Services uses, no loading, storage, trash collection or outdoor display area shall be permitted in an adjoining yard.
A landscaped yard a minimum of 6.0 m (19.7 ft.) in width shall be provided adjacent to Roper Road. The landscaped treatment for the yard shall include an undulating berm an average of 0.7 m in height, with the planting of three mature deciduous trees (a minimum caliper of 8 cm), three evergreen trees (a minimum of 3.0 m in height) and 20 shrubs for each 35 m of frontage, with the planting to be grouped in modules not greater than 25 m in length.
Detailed landscaping plans for the yards adjacent to Roper Road shall be submitted with the Development Permit application in compliance with, and as required by, Section 69.3 of the Land Use Bylaw
Signs shall be allowed in this District as provided for in Schedule 79E of the Land Use Bylaw and in accordance with the general provisions of Section 79.1 to 79.9 inclusive of the Land Use Bylaw.
