DC2.551.1.        General Purpose

To establish a District for Convenience Commercial and Personal Service uses which are intended to serve the day to day needs of residents within the neighbourhood.

DC2.551.2         Area of Application

This DC2 District shall apply to Lot 3, Block 80, Plan 982-1872, located east of 84 Street and north of 160 Avenue, Belle Rive Neighbourhood, as shown in the attached sketched map.

DC2.551.3.          Uses

  1. Alcohol Sales, Minor

  2. Business Support Services

  3. Child Care Services

  4. Commercial Schools

  5. General Retail Stores

  6. Government Services

  7. Health Services

  8. Indoor Participant Recreation Services

  9. Minor Eating and Drinking Establishments

  10. Minor Veterinary Services

  11. Personal Services Shops

  12. Professional, Financial and Office Support Services

  13. Residential Sales Centre

DC2.551.4            Development Regulations

  1. All development in this District shall comply with the requirements of Sections 310.4 and 310.5 of the Land Use Bylaw pertaining to the Neighbourhood Convenience Commercial District except as amended by this District.

  2. The maximum gross floor area of any individual business premise shall not exceed 500 m2 (5,381.0 sq. ft.).

  3. Section 79D - Sign Schedule for Land Use Districts: CNC and CSC shall apply to development of this district.

  4. Permanent freestanding signs shall be located a minimum of 30.0 m from the north property line.

  5. A minimum landscaped yard and development setback of 3.0 m shall be provided where the site abuts a public roadway.

  6. A minimum landscaped yard of 3.0 m shall be required along the north property line. In addition, a 1.8 m high solid screen fence shall be provided along the north property line.

  7. A minimum setback of 3.0 m shall be provided along the east property line.
