DC2.583.1.       General Purpose

To provide a Site Specific Development Control Provision to allow for a mix of general industrial and a limited number of industrial business uses that carry out their operations such that no nuisance is created or apparent outside an enclosed building.

DC2.583.2.       Area of Application

This provision shall apply to Lot 1, Block U, Plan 772 1402 and Lot F, Plan 802 0106; located on the west side of 99 Street between 69 and 70 Avenues as shown on Appendix 1 to the Bylaw adopting this Provision, CPR Irvine.

DC2.583.3.       Uses

  1. Automotive and Minor Recreation Vehicle Sales/Rentals, provided that all equipment and goods for sale or rent are contained within an enclosed building

  2. Business Support Services

  3. Equipment Rentals; provided that all equipment and goods for rent are contained within an enclosed building

  4. General Industrial Uses; provided that all goods and equipment are contained within an enclosed building

  5. General Retail Stores

  6. Greenhouses, Plant Nurseries and Market Gardens

  7. Professional, Financial and Office Support Services

  8. Restaurants

  9. Specialty Food Services

  10. Warehouse Sales

  11. Facia On-premises Signs

  12. Freestanding On-premises Signs

  13. Projecting On-premises Signs

  14. Temporary On-premises Signs

DC2.583.4.       Development Criteria

  1. Site development shall be in general accordance with Appendix 1.

  2. The maximum floor area ratio shall be 0.6.

  3. The maximum building height shall not exceed 12 m nor three storeys.

  4. The minimum Site Frontage shall be 30.0 m.

  5. Upon redevelopment of the site, a minimum yard of 6.0 m shall be required along 99 Street.

  6. The existing building setback of 0.03 m shall be maintained adjacent to 69 and 70 Avenues, except that, if the existing building is demolished and replaced with a new building, a minimum landscaped yard of 6.0 m shall be required along 69 and 70 Avenues.

  7. No parking, loading, trash collection or accessory storage shall be permitted within a landscaped yard. Loading, trash collection and accessory storage areas shall be located to the rear of the building.

  8. Temporary outdoor storage and the display of goods, which are accessory to the uses listed may be allowed on the rear portion of the site provided that, in the opinion of the Development Officer, the area used for the outdoor storage and display of goods is not required in order to provide the amount of parking required by development on the site. The Development Officer may require the removal of such outdoor storage and display areas if, as development intensifies on the site, that area is needed to provide for required parking.

  9. Access to parking shall be provided from 69 and 70 Avenues.

  10. The parking lot shall be designed to provide for a clear and visible connection between 69 and 70 Avenues.

  11. Signs shall comply with the regulations found in Schedule 59F.

  12. The minimum Floor Area for a Warehouse Sales establishment shall not be less than 1000 m2 unless at least 50% of the Floor Area of the establishment is used for warehousing or storage of the goods sold or distributed from the establishment.
