The purpose of this provision is to accommodate a Low Rise Apartment building with additional regulations to address an increased floor area ratio.
The DC2 provision shall apply to a portion of SW 1-52-25-W4; located north of 23 Avenue and east of 142 Street; as shown on Schedule "A" attached to this bylaw, Hodgson.

Child Care Services
Major Home Based Business
Personal Service Shops and Convenience Retail Stores when designed as an integral and secondary component of a residential development
Residential Sales Centre
Freestanding On-premises Signs
Temporary On-premises Signs Fascia On-premises Signs
Projecting On-premises
The Site layout and building location shall be generally in accordance with the site plan as illustrated in Appendix I.
All development regulations shall conform to Section 210.4 of the Zoning Bylaw with the exception of the following:
The maximum Floor Area Ratio shall be 1.8.
Underground parking is required.
All additional development regulations shall conform to Section 210.5 of the Zoning Bylaw.
