DC2.604.1.         General Purpose

To establish a Site Specific Development Control Provision to accommodate the development of surface parking in support of an adjacent religious assembly use with regulations to ensure that the development will be compatible with the surrounding low density residential development and the site’s prominent location abutting 50 Street and 44 Avenue.

DC2.604.2.        Area of Application

This Provision shall apply to an 0.80 hectare portion of Block C, Plan 912 2397, as shown on the attached Schedule B adopting this bylaw.

DC2.604.3.           Uses

  1. Accessory Surface Parking for the existing Religious Assembly on Block C, Plan 912 2397, excepting that Recreational Vehicle storage is prohibited.

  2. Freestanding On-premise Signs

DC2.604.4.           Development Criteria

  1. Site development shall be in general accordance with the site plan attached as Appendix 1. The quantity and location of landscaped islands, and general site landscaping, shown on Appendix 1 is for illustration purposes only. Landscaped islands and landscaping shall be provided in accordance with Sections 54.2.3.b and 55 of the Zoning Bylaw respectively, and the regulations listed below.

  2. A landscaped yard, a minimum of 7.5 m in width, shall be provided abutting the east property line.

  3. A landscaped yard a minimum of 6.0 m in width, shall be provided abutting the south property line where it abuts 44 Avenue and the west property line where it abuts 50th Street.

  4. A landscape yard is not required along the north boundary of the site or along the south and west property lines which do not abut 44 Avenue and 50 Street, respectively.

  5. A uniform screen fence, 1.8 m in height shall be provided adjacent to the east property line.

  6. Signs shall comply with the regulations contained in Schedule 59C of the Zoning Bylaw.
