DC2.605.1.          General Purpose

To establish a Site Specific Development Control Provision designed to accommodate the conversion of a single detached residential dwelling to a commercial use. This provision accommodates a personal service shop with site development criteria to ensure there is no expansion of the existing building and that the residential character of the building is maintained. This provision also would allow the potential conversion of the personal service shop back to low density residential use.

DC2.605.2.          Area of Application

The DC2 Provision shall apply to Lot 30, Block 10, Plan 5765Q, municipally addressed as 10848-72 Avenue NW, as shown on Schedule A of this bylaw, adopting this DC2 Provision, Queen Alexandra.

DC2.605.3.          Uses

    1. Personal Services Shops limited to a hair and skin care business in existence at the time of the enactment of this provision.

    2. Fascia On-Premises Sign

    3. Projecting On-Premises Sign

    4. Single Detached Housing

    5. Semi-detached Housing

    6. Minor Home Based Business

      DC2.605.4.          Development Criteria

    1. Single Detached Housing and Semi-detached Housing shall be developed in accordance with Section 140 of the Edmonton Zoning Bylaw.

    2. Personal Service Shops shall be developed in accordance with the following criteria:

    1. Personal Service Shops shall be accommodated within the existing structure as generally shown in Appendix I, and the existing main southerly entrance to the building shall be maintained;

    2. Any additional lighting shall be provided in accordance with Section 51 of the Edmonton Zoning Bylaw, to the satisfaction of the Development Officer;

    3. Vehicular access to the site shall be provided only from the lane;

    4. Off-street parking shall be hardsurfaced to the satisfaction of the Development Officer and located as generally shown in Appendix I, and shall be provided in accordance with Section 54 of the Edmonton Zoning Bylaw;

    5. Trash collection areas shall be located as generally shown in Appendix I, and provided in accordance with Section 55 of the Edmonton Zoning Bylaw;

    6. To ensure a high standard of appearance and to mitigate the impact of a commercial use within a residential area fencing and landscaping shall be provided as generally shown in Appendix I; and

    7. Signs shall be provided in accordance with Schedule 59B of the Zoning Bylaw.
