DC2.619.1        General Purpose

To accommodate a Recycling Depot and provide for small scale commercial land uses appropriate for the small site and compatible with the surrounding commercial and residential land uses.

DC2.619.2.        Area of Application

Lot 9, Block 1, Plan 012 3764, approximately 0.44 ha in size, located north of 162 Avenue and west of 95 Street, 16204 – 95 Street, as shown on Schedule A of this Bylaw, adopting this provision, Eaux Claires.

DC2.619.3.        Uses

  1. Business Support Services

  2. Convenience Retail Stores

  3. General Retail Stores up to a maximum Floor Area of 1,000 m2.

  4. Government Services

  5. Minor Service Stations

  6. Personal Service Shops

  7. Professional, Financial and Office Support Services

  8. Rapid Drive through Vehicle Services

  9. Recycled Materials Drop off Centres

  10. Veterinary Services

  11. Recycling Depots

  12. Fascia On-premises Signs

  13. Freestanding On-premises Signs

  14. Projecting On-premises Signs

  15. Temporary On-premises Signs

DC2.619.4.            Development Regulations

  1. The site layout and building location shall be in accordance with the site plan as illustrated in Appendix I of this Bylaw.

  2. The Site Area shall be 0.44 ha.

  3. The maximum Floor Area Ratio shall be 1.0.

  4. The maximum Building Height shall be 14.0 m.

  5. Parking shall be in accordance with Section 54 of the Zoning Bylaw.

  6. A minimum Landscaped Yard of 6.0 m, shall be required where the Site abuts the public roadway.

  7. A 1.0 m high berm shall be required along the westerly lot line as shown on Appendix I.

  8. Landscaping shall be in accordance with Section 55 of the Zoning Bylaw.

  9. No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required Yard. Loading, storage and trash collection areas shall be located to the rear or sides of the principal building and shall be screened from view from any adjacent Sites and public roadways, in accordance with the provisions of Subsection 55.4 of the Zoning Bylaw.

  10. All mechanical equipment, including roof mechanical units, shall be concealed by screening in a manner compatible with the architectural character of the building or concealed by incorporating it within the building.

  11. Signs shall comply with the regulations found in Schedule 59E.

DC2.619.5.         Additional Development Regulations for Specific Use

The following regulations shall apply to the development of Recycling Depots:

  1. This Use Class shall be limited to one depot for the collection and temporary storage of beverage containers only.

  2. All activities associated with this Use Class, including the storage and handling of recyclable materials shall be contained within an enclosed building.

  3. All parking areas shall be hard surfaced.

  4. Any building accommodating this Use shall be designed with windows on a portion of the south and east sides of the building, the loading spaces shall be located in the westerly portion of the structure.

  5. No drive-up service windows shall be allowed.
