DC2.692.1.        General Purpose

To provide a provision for low rise apartment development that will be compatible in scale and character with the surrounding low density, family oriented residential development.

DC2.692.2.        Area of Application

This provision shall apply to Lots 11 to 14 inclusive, Block 15, Plan LXIV; located east of 124 Street NW and south of 121 Avenue NW; Prince Charles

DC2.692.3.        Uses

  1. Apartment Housing

DC2.692.4.        Development Criteria

  1. Notwithstanding Section 720.3.2 of the Zoning Bylaw, no Site Plan is appended to this Provision.

  2. The maximum density shall be 187.5 dwellings/ha (75.9 dwellings/ac).

  3. The maximum height shall not exceed 11 m (36.1 ft) nor three storeys.

  4. The maximum floor area ratio shall be 1.3.

  5. The minimum front yard shall be 9 m (29.5 ft).

  6. The minimum rear yard shall be 7.5 m (24.5 ft).

  7. The minimum side yard on the north shall be 4.5 m (14.8 ft).

  8. The minimum side yard on the south shall be 6 m (19.7 ft).

  9. Landscaping and screen fencing shall be provided along the south property line to protect the privacy of the abutting property, to the satisfaction of the Development Officer.

  10. A minimum amenity area of 7.5 sq m (80.7 sq ft) per dwelling shall be provided.

  11. Urban design techniques shall be utilized to minimize the perceived height and massing of the development. These techniques may include, but shall not be limited to, the following:

  1. setback variations in the front elevation of the building;

  2. sloped roof treatment;

  3. choice of exterior materials and colours; and

  4. landscaping.

  1. The south facing wall of the apartment building shall not contain any habitable room windows on the second and third storeys.

  2. The required parking stalls shall be located at the rear of the site.

  3. The vehicular parking area shall be screened from view from adjacent residential development, to the satisfaction of the Development Officer.

  4. Development in this provision shall be evaluated with respect to compliance with the General Development Regulations of Sections 40 to 59, inclusive, of the Zoning Bylaw.

  5. Signs shall be allowed in this provision in accordance with Schedule 59H and the general provisions of Sections 59.1 to 59.3, inclusive, of the Zoning Bylaw.
