The purpose of this Site Specific Development Control Provision is to accommodate general industrial uses, warehouse sales and a limited range of other compatible uses including a restaurant/banquet facility.
This DC2 Provision shall apply to Lot 8, Block 4, Plan 9020764, located south of 118 Avenue and west of 178 Street, Edmiston Industrial, as shown on Schedule "A" annexed to the Bylaw adopting this DC2 Provision.

Development of the Site shall be in accordance with the Site Plan attached to this Provision, as Appendix I.
The maximum Floor Area Ratio shall be 2.0.
A minimum Yard of 3.0 m shall be required where any lot line of a Site abuts a public roadway, other than a Lane.
No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required Yard.
The maximum Height shall not exceed 18.0 m.
The minimum Floor Area for a Warehouse Sales establishment shall not be less than 1 000 m2 unless at least 50% of the Floor Area of the establishment is used for warehousing or storage of the goods sold or distributed from the establishment.
Vehicular and bicycle parking must meet Section 54 of the Zoning Bylaw 12800.
Signs shall comply with the regulations found in Schedule 59G.
Upon any development application the owner shall enter into a Municipal Improvement Agreement (MIA) with the City of Edmonton for off-site improvements necessary to serve the development to the satisfaction of the Transportation Department.
