DC2.748.1.        General Purpose

To allow a range of commercial uses that complies with the Palisades Area Structure Plan.

DC2.748.2.        Area of Application

Lot 11, Block A, Plan 0420355, located on the east side of 133 Street NW, north of 137 Avenue NW, as shown on Schedule ”A” of the Bylaw adopting this Provision; Pembina.

  5. Major Alcohol Sales

  6. Minor Alcohol Sales

  7. Specialty Food Services

  8. Restaurants

  9. Bars and Neighbourhood Pubs, for less than 100 occupants

  10. Personal Service Shops

  11. Professional, Financial and Office Support Services

  12. Fascia On-premises Signs

  13. Projecting On-premises Signs

  14. Freestanding On-premises Signs

  15. Temporary On-premises Signs

  16. Roof On-premises Signs

DC2.748.4.         Development Criteria

  1. The development shall comply with Appendix 1.

  2. The maximum Floor Area Ratio shall be 0.35.

  3. A Landscaped Yard, to the satisfaction of the Development Officer, a minimum of 15.22 m in width shall be provided along the southerly boundary of the Site, and a minimum of 12.2 m in width along the northerly boundary.

  4. A landscaped Yard, to the satisfaction of the Development Officer, a minimum of 7.5 m in width shall be provided along the westerly property line of the Site.

  5. No parking, loading, storage, trash collection, outdoor service or display areas shall be permitted within a required Yard and loading, storage, parking and trash collection areas shall be screened from view from any adjacent site and public roadway in accordance with Section 54 of the Zoning Bylaw.

  6. The maximum building Height shall not exceed 10.0 m.

  7. Development shall be such that all exterior finishing material must be of high quality, durable and attractive in appearance, to the satisfaction of the Development Officer. Acceptable materials include, but are not limited to, either separately or in any combination, brick, cedar or splitstone concrete.

  8. Signs shall be allowed in this provision in accordance with Schedule 59E and the general provisions of Sections 59, inclusive, of the Zoning Bylaw.

  9. Major and Minor Alcohol Sales shall be developed in accordance with Section 85 of the Zoning Bylaw.
