DC2.39.1.        General Purpose

To provide a site specific development control district to accommodate a greenhouse and plant nursery with provision for the development of a minor eating and drinking establishment and general retail uses which are accessory to a greenhouse and plant nursery.

DC2.39.2.        Area of Application

Lot 2, Block 12, proposed subdivision, located on the south side of 62 Avenue and east of 170 Street, Oleskiw, West Jasper Place.

DC2.39.3.        Uses

  1. Greenhouses and Plant Nurseries;

  2. General Retail Stores; and

  3. Minor Eating and Drinking Establishments.

DC2.39.4.        Development Criteria

  1. The maximum total floor area ratio for all uses shall be 0.50.

  2. The maximum total gross floor area of Minor Eating and Drinking Establishments shall not exceed 92.9 m2 (1,000 sq. ft.).

  3. The maximum total gross floor area of General Retail Stores shall not exceed 139.5 m2 (1,500 sq. ft.).

  4. The maximum building height shall not exceed 5.5 m (18.0 ft.) nor one storey, except that the maximum building height for a greenhouse structure shall be 7.5 m (24.6 ft.).

  5. A minimum landscaped yard of 4.5 m (15 ft.) shall be required adjacent to the south and west property lines. A minimum landscaped yard of 3 m (9.8 ft.) shall be provided where the site abuts 62 Avenue.

  6. A continuous screen planting consisting of evergreen trees, with a minimum height of 3 m (9.8 ft.), shall be located adjacent to the south and west property lines.

  7. No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required yard. Loading, storage and trash collection areas shall be located to the rear of sides of principal buildings and shall be screened from view from the adjacent sites and public roadways.

  8. The west area of the site adjacent to the landscaped yard abutting the residential properties to the west of the site, shall be used for the development of a greenhouse structure with parking and vehicular circulation areas located to the east of the greenhouse. No public access to the greenhouse structure shall be located on the west side of the structure.

  9. For the purposes of this District, General Retail Stores shall be limited to the sale of household goods related to horticulture and outdoor living, and includes the sale of patio furniture and garden equipment. General Retail Stores may be located within or attached to the greenhouse structure, or located in a separate building.

  10. A Minor Eating and Drinking Establishment may be located within, or attached to the greenhouse structure, or located within the building used for the General Retail Stores component of the development.

  11. Development shall comply with the following architectural guidelines except for the greenhouse structure:

  1. exterior building finished shall consist of brick, cedar, split stone concrete or precast concrete materials, used either separately or in combination;

  2. building roofs shall be finished with cedar shakes, cedar siding and asphalt shingles or clay tiles, unless the roof is concealed from view by other building details such as a parapet wall, when viewed at normal eye level;

  3. exterior finishing materials shall be limited to muted earth tones, with strong colours limited to use as accents; and

  4. all mechanical equipment on the roof of any building shall be completely screened or incorporated within the building roof.

  1. The most westerly access to the north side of the site shall be located a minimum of 85 m (278.8 ft.) from the west boundary of the site, in accordance with Engineering Plan AF 067 010 A01.

  2. Signs shall be allowed in this District as provided for in Schedule 79D and in accordance with the general regulations of Section 79.1 to 79.9 of the City of Edmonton Land Use Bylaw.

  3. Development in this District shall be evaluated with respect to compliance with the General Development Regulations of Sections 50 79 of the Land Use Bylaw 5996.
