WHEREAS Lots 24 to 29, inclusive, Block 167, Plan 2060Q; located west of 107 Street NW and south of 78 Avenue NW, Queen Alexandra, Edmonton, Alberta, are specified on the Zoning Map as (RF6) Medium Density Multiple Family Zone and (DC2) Site Specific Development Control Provision; and
WHEREAS an application was made to rezone the above described property to (DC2) Site Specific Development Control Provision;
NOW THEREFORE after due compliance with the relevant provisions of the Municipal Government Act RSA 2000, ch. M-26, as amended, the Municipal Council of the City of Edmonton duly assembled enacts as follows:
1. The Zoning Map, being Part III to Bylaw 12800 The Edmonton Zoning Bylaw is hereby amended by rezoning the lands legally described as Lots 24 to 29, inclusive, Block 167, Plan 2060Q; located west of 107 Street NW and south of 78 Avenue NW, Queen Alexandra, Edmonton, Alberta, which lands are shown on the sketch plan annexed hereto as Schedule ”A”, from (RF6) Medium Density Multiple Family Zone and (DC2) Site Specific Development Control Provision to (DC2) Site Specific Development Control Provision.
2. Appendix I of the Medium Density Residential Overlay being Section 815 of the Edmonton Zoning bylaw is hereby amendment by removing the lands legally described as Lots 27 to 29, inclusive, Block 167, Plan 2060Q, Edmonton, Alberta, from the Medium Density Residential Overlay.
3. The uses and regulations of the aforementioned DC2 Provision are annexed hereto as Schedule "B".
4. The sketch plan annexed hereto as Schedule ”A” and the uses and regulations of the DC2 Provision shown on Schedule ”B” annexed hereto are hereby incorporated into the Zoning Bylaw, being Part IV to Bylaw 12800, The Edmonton Zoning Bylaw.

(DC2) SITE SPECIFIC DEVELOPMENT CONTROL PROVISION
1. General Purpose
The purpose of this Site Specific Development Control Provision is to accommodate the development of medium density housing for the short term accommodation of families of children being treated in Edmonton’s medical facilities. The development will be compatible in scale and character with the surrounding medium density development and low rise family-oriented residential area.
This DC2 Provision shall apply to Lots 24 to 29, Block 167, Plan 2060Q, located on the southwest corner of 78 Avenue and 107 Street, Queen Alexandra
a) Short term residential accommodation for families of children being treated in Edmonton’s medical facilities.

a) Development shall be in accordance with the Site Plan and Elevations illustrated on Appendix 1.
b) The maximum Height shall not exceed 14m, nor three stories.
c) The maximum Floor Area Ratio shall be 1.3.
d) The minimum Front Yard shall be 4.5m.
e) The minimum Rear Yard shall be 1.8m.
f) The minimum Side Yard shall be 6.0m.
g) Projections and any other architectural features shall be provided as shown in Appendix I.
h) Resident Parking shall be located in an underground parkade, provided in accordance with Section 54 of the Zoning Bylaw to the satisfaction of the Development Officer and Transportation Department, and in accordance with the following:
i) The entrance to the underground parkade shall be from the laneway, as shown on the Site Plan; and
ii) The driveway ramp must be at grade at the property line and must not exceed a slope of 6% for a distance of 4.5 m inside the property line, or to the satisfaction of the Transportation Department.
i) Fourteen at grade visitor parking spaces shall be located in accordance with the Site Plan and provided in accordance with Section 54 of the Zoning Bylaw.
j) Landscaping shall be provided in accordance with Section 55 of the Zoning Bylaw, and in general conformance with Appendix 1.
k) Signs shall be developed in accordance with Schedule 59B of the Zoning Bylaw.
l) A Crime Prevention Through Environmental Design Assessment shall be provided to the Development Officer and approved prior to development approval to ensure that the development provides a safe urban environment in accordance with the guidelines and principles established in the Design Guide for a Safer City.
m) Development shall be in accordance with the following architectural guidelines, to the satisfaction of the Development Officer:
i) All exterior finishing materials must be of a high quality, durable and attractive in appearance; all exposed building faces shall have consistent and harmonious exterior finishing materials which shall include elements of brick and acrylic stucco and accent trims to reinforce the architectural character of existing development; and
ii) All mechanical equipment on the roof of any building shall be concealed by screening in a manner compatible with the architectural character of the building, or concealed by incorporating it within the building roof.
