A Bylaw to amend Bylaw 12800, as amended,

The Edmonton Zoning Bylaw

Amendment No. 822

 

WHEREAS Lot 8, Block 4, Plan 902 0764,  located south of 118 Avenue NW and west of 178 Street NW, Edmiston Industrial, Edmonton, Alberta, is specified on the Zoning Map as (IM) Medium Industrial Zone; and

 

WHEREAS an application was made to rezone the above described property to (DC2) Site Specific Development Control Provision;

 

NOW THEREFORE after due compliance with the relevant provisions of the Municipal Government Act RSA 2000, ch. M-26, as amended, the Municipal Council of the City of Edmonton duly assembled enacts as follows:

 

1.                  The Zoning Map, being Part III to Bylaw 12800 The Edmonton Zoning Bylaw is hereby amended by rezoning the lands legally described as Lot 8, Block 4, Plan 902 0764, located south of 118 Avenue NW and west of 178 Street NW, Edmiston Industrial, Edmonton, Alberta, which lands are shown on the sketch plan annexed hereto as Schedule ”A”, from (IM) Medium Industrial Zone to (DC2) Site Specific Development Control Provision.

2.       The uses and regulations of the aforementioned DC2 Provision are annexed hereto as Schedule "B".

3.                  The sketch plan annexed hereto as Schedule ”A” and the uses and regulations of the DC2 Provision shown on Schedule ”B” annexed hereto are hereby incorporated into the Zoning Bylaw, being Part IV to Bylaw 12800, The Edmonton Zoning Bylaw.

(DC2) SITE SPECIFIC DEVELOPMENT CONTROL PROVISION

 

 

1.       General Purpose

The purpose of this Site Specific Development Control Provision is to accommodate general industrial uses, warehouse sales and a limited range of other compatible uses including a restaurant/banquet facility.

2.       Area of Application

This DC2 Provision shall apply to Lot 8, Block 4, Plan 9020764, located south of 118 Avenue and west of 178 Street, Edmiston Industrial, as shown on Schedule ”A” annexed to the Bylaw adopting this DC2 Provision.

 

3.       Uses

 

a.                  Equipment Rentals

b.                  Fleet Services

c.                  General Contractor Services

d.                  General Industrial Uses

e.                  Vehicle and Equipment Sales/Rentals

f.                   Residential Sales Centres

g.                  Restaurant, which may include a  banquet facility

h.                  Temporary Storage

i.                    Warehouse Sales

j.                    Fascia Signs

k.                  Freestanding Signs

l.                    Projecting On-premises Signs

m.                Roof Signs5/6

n.                  Temporary On-premises Signs

4.       Development Regulations

 

a.                  Development of the Site shall be in accordance with the Site Plan attached to this Provision, as Appendix I.

b.                  The maximum Floor Area Ratio shall be 2.0.

c.                  A minimum Yard of 3.0 m shall be required where any lot line of a Site abuts a public roadway, other than a Lane.

d.                  No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required Yard.

e.                  The maximum Height shall not exceed 18.0 m.

f.                   The minimum Floor Area for a Warehouse Sales establishment shall not be less than 1 000 m2 unless at least 50% of the Floor Area of the establishment is used for warehousing or storage of the goods sold or distributed from the establishment.

g.                  Vehicular and bicycle parking must meet Section 54 of the Zoning Bylaw 12800.

h.                  Signs shall comply with the regulations found in Schedule 59G.

i.                    Upon any development application the owner shall enter into a Municipal Improvement Agreement (MIA) with the City of Edmonton for off-site improvements necessary to serve the development to the satisfaction of the Transportation Department.
