WHEREAS Block 1, Plan 2301MC, Lot 100MR, Block 7, Plan 740 0022 and Lot 2MR, Block A, Plan 082 0683; located north of Windermere Boulevard NW and east of Windermere Drive NW, Windermere , Edmonton, Alberta, are specified on the Zoning Map as (AG) Agricultural Zone and (AP) Public Parks Zone; and
WHEREAS an application was made to rezone the above described property to (DC1) Direct Development Control Provision, (RA7) Low Rise Apartment Zone, (RF5) Row Housing Zone, (RSL) Residential Small Lot Zone, (PU) Public Utility Zone and (US) Urban Services Zone;
NOW THEREFORE after due compliance with the relevant provisions of the Municipal Government Act RSA 2000, ch. M-26, as amended, the Municipal Council of the City of Edmonton duly assembled enacts as follows:
1. The Zoning Map, being Part III to Bylaw 12800 The Edmonton Zoning Bylaw is hereby amended by rezoning the lands legally described as Block 1, Plan 2301MC, Lot 100MR, Block 7, Plan 740 0022 and Lot 2MR, Block A, Plan 082 0683; located north of Windermere Boulevard NW and east of Windermere Drive NW, Windermere, Edmonton, Alberta, which lands are shown on the sketch plan annexed hereto as Schedule "A", from (AG) Agricultural Zone and (AP) Public Parks Zone to (DC1) Direct Development Control Provision, (RA7) Low Rise Apartment Zone, (RF5) Row Housing Zone, (RSL) Residential Small Lot Zone, (PU) Public Utility Zone and (US) Urban Services Zone.
2. The uses and regulations of the aforementioned DC1 Provision are annexed hereto as Schedule "B".
3. The sketch plan annexed hereto as Schedule "A" and the uses and regulations of the DC1 Provision shown on Schedule "B" annexed hereto are hereby incorporated into the Zoning Bylaw, being Part IV to Bylaw 12800, The Zoning Bylaw.
(DC1) DIRECT DEVELOPMENT CONTROL PROVISION
The purpose of this Provision is to accommodate the creation of large lot, single detached residential development with full municipal services that establishes a transition and harmonious landscape relative to adjacent existing Country Residential Estate development.
This DC1 Provision shall apply to a portion of Block 1, Plan 2301 MC, located on Windermere Drive, north of Windermere Boulevard NW, Windermere, containing approximately 2.26 hectares of land as shown on Schedule "A" of this Bylaw, adopting this DC1 Provision.

The minimum site area per dwelling shall be 0.12 hectares.
The minimum site width shall be 30.0 m.
The minimum site depth shall be 48.0 m.
The maximum building height shall not exceed 10.0 m nor 2½ storeys.
The maximum total Site Coverage shall not exceed 40%, with a maximum of 28% for a principal building and a maximum of 12% for Accessory Buildings. Where a Garage is attached or designed as an integral part of a Dwelling, the maximum Site Coverage for the principal building shall be 40%.
The minimum front yard shall be 10.0 m.
The minimum rear yard shall be 7.5 m.
The minimum side yard shall be 3.0 m.
The maximum number of dwelling units per lot shall be one (1).
Signs shall comply with the regulations found in Schedule 59A.
