  2. on a corner Site where the building fronts on the Front Yard, the minimum Side Setback Abutting the flanking public roadway, other than a Lane, shall be 20% of the Site Width, to a maximum of 3.0 m; and

  3. on a corner Site where the building fronts on a flanking public roadway, other than a Lane, the minimum Side Setback Abutting the flanking public roadway shall be 3.0 m;

  1. Single Detached Housing shall be developed in accordance with the following regulations:

  1. all Dwellings on Sites not Abutting a Lane shall include a front attached Garage;

  2. identical floor plans with similar front elevations, must be separated by a minimum of one Site, unless finishing treatments are substantially different;

  3. a graduated transition shall be required between different housing styles that shall be accommodated by varied roof lines, architectural projections and the interjection of bi-level or split level designs between bungalow and two Storey designs; and

  4. Dwellings on Corner Lots shall have flanking side treatments similar to the front elevation;
