The purpose of this Zone is to accommodate the development of low density residential Dwellings with development controls designed to ensure that the proposed development is integrated into the existing and future residential development within the Clareview Campus neighbourhood.

The following regulations shall apply to all Uses:
The maximum number of Dwellings shall be 100;

Side Setbacks shall be established on the following basis:
Side Setbacks shall be a minimum of 1.2 m;
On a corner Site where the building fronts on the Front Yard, the minimum Side Setback Abutting a flanking public roadway other than a Lane, shall be 20% of the Site width, to a maximum requirement of 4.5 m; and
On a corner Site where the building fronts on a flanking public roadway, other than a Lane, the minimum Side Setback Abutting the flanking public roadway shall be 4.5 m.
Each Dwelling shall have a front attached Garage not exceeding 60% of the width of the principal building and a concrete front driveway;
General Site Landscaping shall be developed in accordance with the following:

One 50.8 mm minimum Caliper deciduous tree or one 1.83 m coniferous tree, and three (3) shrubs shall be required in the Front Yard for each Dwelling;

Separation Space shall be provided in accordance with Section 48 of the Zoning Bylaw;
Dwellings on corner sites shall have flanking side treatments similar to the front elevation;

The Development Officer shall require the development of the aforementioned uses and the Open Space Corridor as per the following guidelines within this Zone:
There shall be a 12 m wide landscaped open space pedestrian corridor at the south end of this area, at the approximate mid-point between 139 and 144 Avenues, connecting an amenity area located in the CCMD Zone to 36 Street;
A portion of the private outdoor amenity areas for Dwellings Abutting the pedestrian corridor shall be oriented towards the open space corridor; and
