(DC1) DIRECT DEVELOPMENT CONTROL PROVISION

1.          General Purpose

The purpose of this Zone is to allow for a more intensive form of ground oriented residential development with attached garages that provides opportunity for Single Detached and Semi-detached Housing, and Secondary Suites.

2.         Uses

  1. Single Detached Housing

  2. Semi-detached Housing

  3. Limited Group Homes

  4. Garage Suites

  5. Secondary Suites

  6. Minor Home Based Business

  7. Fascia On-premises Signs

  8. Residential Sales Centre

  9. Freestanding On-premises Signs, limited to project identification, building construction identification and real estate advertising signs of a limited duration

3.         Development Regulations

  1. Except as expressly modified in Subsection 3(b) herein, the development regulations specified in Section 115 of the Zoning Bylaw 12800 for (RSL) Residential Small Lot Zone, shall regulate development of Single Detached Housing in this zone.

  2. The following development regulations shall apply to the development of Single Detached Housing:

  1. The minimum Site area shall be 315 m2 for each Single Detached Dwelling.

  2. The minimum Site Width shall be 9.9 m. In this Zone the Site Width on pie shaped lots shall be measured 9.0 m into the Site from the front property line

  3. The minimum Site depth shall be 30.0 m

  4. The maximum total Site Coverage shall not exceed 50%, inclusive of the attached Garage and any other Accessory Buildings.

  1. Semi-detached Housing in this zone shall be developed in accordance with the provisions of Section 150 of the Zoning Bylaw 12800 for (RF4) Semi-detached Residential Zone.

  2. Secondary Suites shall comply with Section 86 of the Zoning Bylaw 12800.

  3. Garage Suites shall comply with Section 87 of the Zoning Bylaw 12800.
