1.       General Purpose

The purpose of this Zone is to provide for Single Detached and Duplex Housing with attached Garages in a suburban setting that provides smaller lot sizes with reduced site widths allowing for a more efficient utilization of undeveloped land.

2.       Area of Application

This Provision shall apply to a portion of Lot 1, Block 99, Plan 1025202, and a portion of SW-14-51-25-4, containing approximately 0.84 ha, located east of Whitemud Creek, west of 141 Street SW and north of 41 Street SW, as shown on Schedule "A” of the Bylaw adopting this Provision.

  1. Single Detached Housing

  2. Duplex Housing

  3. Secondary Suites

  4. Minor Home Based Business

  5. Fascia On-Premises Signs

4.       Development Regulations

  1. Site regulations for Single Detached and Duplex Housing:

  1. The minimum Site area shall be 300 m2;

  2. The minimum Site Width shall be 10 m. Pie shaped lots shall be measured 9 m into the Site from the front property line; and

  3. The minimum Site depth shall be 30 m.

  1. The maximum Height shall not exceed 10 m, nor 2 ½ Storeys.

  2. Maximum Site Coverage shall not exceed 45%, inclusive of the attached Garage and any other Accessory Buildings.

  3. The minimum Front Setback shall be 6 m with front or flanking access to required off-street parking space or the attached Garage;

  4. The minimum Rear Setback shall be 7.5 m, except in the case of a corner Site it shall be 4.5 m.

  5. Side Setbacks shall be established on the following basis:

  1. Side Setbacks shall be a minimum of 1.2 m except on Corner Sites abutting a flanking side yard;

  2. On Corner Sites, the minimum Side Setback abutting the flanking Side Lot Line shall be 20% of the Site Width, to a maximum of 4.5 m.

  1. A maximum of two Dwellings per Site shall be permitted.

  2. Where the provisions of this Bylaw are met, up to one Secondary Suite shall be allowed.

  3. Each Dwelling shall have at grade access door or entrance feature at Grade that is individually defined using a combination of architectural features, building materials, and delineated walkway.

  4. Separation Space shall be provided between two or more Dwellings or portions thereof on the same Site in accordance with Section 48 this Bylaw.

  5. On-Site parking shall be located in accordance with Section 54 of this Bylaw.

  6. Signs shall comply with the regulations found in Schedule 59A of this Bylaw.

  7. Secondary Suites shall comply with Section 86 of this Bylaw.
