The intent of this Provision is to create a comprehensively planned and designed, state-of-the-art industrial education campus along with accompanying student residences and related recreational, social and commercial amenities within the Ellerslie Industrial Special Area of the Ellerslie Area Structure Plan, as amended. The Provision will further provide for sensitive integration with adjacent industrial, residential and natural area land uses as well as specific consideration to its location in proximity to Gateway Boulevard.
This Provision shall apply to portion of SW 21-51-24-4 and NW 21-51-24-4; located east Gateway Boulevard and south of 12 Avenue SW, designated as DC1, as shown on Schedule "A" map adopting this Provision.
The area of application is 61.37 ha comprising parts of the SW 21-51-24-4 and NW 21-51-24-4, located east of Gateway Boulevard, south of 12 Avenue and north of 25 Avenue.

A minimum Yard of 6.0 m shall be required from any property line.
All residential structures shall be setback a minimum 30 m from the west property line.
The maximum number of dwelling units shall be 900 units.
Uses 3a to 3aa shall be Accessory to the Public Education Services, for industrial training use and developed as part of an integrated project.
The maximum Building Height shall not exceed 19.0 m nor five Storeys, except for a crane structure (accessory use to the Public Education Service) which shall not exceed 61 m.
General Industrial Uses shall comply with Section 57, General Performance Standards for Industrial Development.
Signs shall comply with the regulations found in Section 59C of the Edmonton Zoning Bylaw.
Public access to the Public Park shall be provided from public roadway(s) and/or by public access easement(s).
No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required Yard.
All exterior lighting shall be designed such that all light is contained within the Area of Application so that no direct rays of light are directed at any adjoining properties.
All outdoor service, assembly, trash collection and storage areas shall be screened from view from any public roadway other than a Lane, residential areas and from adjacent Sites by building walls, landscape materials, berms, fences or a combination of these.
Crime Prevention Through Environmental Design (CPTED) principles shall be employed to design public and private spaces focusing on surveillance and access control.
A detailed landscaping plan shall be submitted in accordance with Subsection 55 of the Zoning Bylaw, to the satisfaction of the Edmonton Design Committee prior to the approval of any development permit.
Enhanced landscaping to a minimum of 25 percent above that required in the Land Use Bylaw be provided along the west boundary of the site to include a minimum of five deciduous trees (with a minimum Calliper of 6 cm), three coniferous trees (with a minimum Height of 3.0 m), and 20 shrubs for each 35.0 m of lineal Yard Frontage. A continuous screen, an average of 0.75 m in Height, shall be provided within the required Yard, through a combination of berming and shrub planting.
All buildings must be a minimum of silver LEED certified and compliant with all provincial standards.
Buildings on this site will be reviewed by the Edmonton Design Committee as a step in the permit stage.
Limiting Bars and Neighbourhood Pubs; and Nightclubs, to less than 200 occupants and 240 square metres of public space.
