(DC1) DIRECT DEVELOPMENT CONTROL PROVISION

MAPLE RIDGE INDUSTRIAL

1.         General Purpose

The intent of this (DC1) Direct Control Provision is:

This DC1 allows transition to future industrial development with full City of Edmonton services for roads, sanitary sewer, drainage and potable water. The DC1 implements the policies of the Maple Ridge Industrial Area Structure Plan (Section 4.8).

2.       Area of Application

This Provision shall apply to lands east of Maple Ridge Mobile Home Park and west of Meridian Street NW, Hurstwood Community, Maple Ridge.  The following are the legal land descriptions, addresses and existing uses of the parcels that are part of this provision:

  19. Professional, Financial and Office support services, only where serviced to City of Edmonton standards for roads and sewers and which shall have a service connection for potable water.

4.       Development Regulations

  1. The minimum site area shall be 2 acres (0.809 ha).  This provision will not be applicable to parcels Lot 17 and 18, Plan 9821197.

  2. The maximum number of single detached housing structures per lot shall be one (1).

  3. The minimum Front Yard shall be 7.5 m.

  4. A minimum Yard of:

  1. 6.0 m shall be required where any lot line of a Site abuts a public roadway, other than a Lane

  2. 7.5 m where any lot line abuts the property line of any residential development.

  1. No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required Yard.

  2. The maximum Building Height shall not exceed 12.0 m.

  3. The maximum Floor Area Ratio shall be 1.2. 

  4. Where any proposed development abuts an arterial road, a major collector or higher standard public roadways, the following regulations shall apply:

  1. a minimum landscaped Setback of 7.5 m shall be required from any building to any property line that abuts an arterial road, a major collector or higher standard public roadway;

  2. a solid screen fence, 1.83 m in height, shall be installed along all property lines that abut an arterial road, a major collector or higher standard public roadways.

  1. Any outdoor lighting for any development shall be located and arranged so that no direct rays of light are directed at any adjoining properties, or interfere with the effectiveness of any traffic control devices.

  2. Prior to the issuance of a development permit, the Development Officer may require Environmental Site Assessment, Phase 1 and if required Phase II and III, where the application would be considered a major change of use.

  3. Signs shall comply with the regulations found in Schedule 59F.

  4. Future requirements:

  1. For any rezoning, plan amendment or development permit applications, the applicant shall contact all the property owners within the Hurstwood Park and each assessed owner of land wholly or partly located within a distance of 120.0 m from the Hurstwood Park boundary;

  2. The storm and sanitary servicing schemes for this area will comply with the Maple Ridge Industrial Area Master Plan.  The Maple Ridge Industrial Area Structure Plan and Area Master Plan indicate that there will be a future stormwater management facility located in this rezoning area;

  3. Boulevard landscaping will be required in accordance with City requirements and standards when any of the subject properties are redeveloped and/or when the roadways are upgraded.
