The purpose of this Provision is to provide the opportunity for more efficient utilization of suburban areas through increased density of Single Detached Housing by reducing the minimum site width of the Residential Small Lot Zone.

Except as expressly modified in Subsection 3(b) herein, the development regulations specified in Section 115 of the Zoning Bylaw shall regulate development of Single Detached Housing in this zone.
Site regulations for Single Detached Housing:
The minimum Site area shall be 291 m2;
The minimum Site Width shall be 9.7 m. In this Zone the Site Width on pie shaped lots shall be measured 9.0 m into the Site from the front property line; and
The maximum total Site Coverage shall not exceed 50%, inclusive of the attached Garage and any other Accessory Buildings.
Semi-detached Housing in this zone shall be developed in accordance with the provisions of Section 150 of the Zoning Bylaw.
Secondary Suites shall comply with Section 86 of the Zoning Bylaw.
Child Care Services shall comply with Section 80 of the Zoning Bylaw.
Garage Suites and Garden Suites shall comply with Section 87 of the Zoning Bylaw.
Limited Group Homes and Group Homes shall comply with Sections 79 and 96 of the Zoning Bylaw.
Lodging Houses shall comply with Sections 76 and 96 of the Zoning Bylaw.
Major Home Based Business shall comply with Section 75 of the Zoning Bylaw.
Minor Home Based Business shall comply with Section 74 of the Zoning Bylaw.
Residential Sales Centre shall comply with Section 82 of the Zoning Bylaw.
Signs shall comply with Schedule 59A of the Zoning Bylaw.
