1.         General Purpose

To establish a district for industrial businesses which carry out their operations such that no nuisance factor is created or apparent outside an enclosed building and such that the district is compatible with any adjacent non-industrial district.

2.         Permitted Uses

a)       Auctioneering Establishments, provided that all goods and equipment to be auctioned are stored and displayed within an enclosed building.

b)       Business Support Services.

c)       Equipment Rentals, provided that all equipment and goods for rent are contained within an enclosed building.

d)       Gas Bars.

e)       General Industrial Uses.

f)       Minor and Major Service Stations.

g)       Professional, Financial and Office Support Services.

3.         Discretionary Uses

a)       Convenience Retail Stores.

b)       Cremation and Interment Services.

c)       Daytime Child Care Services.

d)       Drive-in Food Services.

e)       Greenhouses and Plan Nurseries.

f)       Health Services.

g)       Indoor Participant Recreation Services.

h)       Minor and Major Eating and Drinking Establishments.

i)        Minor Veterinary Clinics.

j)        Commercial Schools.

k)       Mobile Catering Food Services.

l)        Outdoor Participant Recreation Services

m)      Personal Service Shops.

n)       Warehouse Sales.

o)       Broadcasting and Motion Picture Studios.

p)       Convenience Vehicle Rentals.

q)       Limited Contractor Services.

r)       Automotive and Minor Recreational Vehicle Sales/Rentals.

s)       Automotive and Equipment Repair Shops.

t)       Fleet Services.

u)       Recycling Depots.

v)       Rapid Drive-Through Vehicle Services.

4.         Development Regulations for Permitted and Discretionary Uses

The following regulations shall apply to Permitted and Discretionary Uses, except where altered by a Statutory Plan Overlay:

a)       Where this District is applied along a major collector or higher standard public roadway the minimum site frontage shall be 30 m (98.42 ft.), unless access is provided from a service road.

b)       The maximum floor area ratio shall be 2.0.

c)       A minimum yard of 6 m (19.68 ft.) shall be required where any lot line of a site abuts a public roadway, other than a lane or abuts the property line of a Residential District.

d)       No parking, loading, storage, trash collection, outdoor service or display area shall be permitted within a required yard.

e)       The maximum height shall not exceed 32 m (104.9 ft.), nor 10 storeys.

f)       All developments shall comply with the Performance Standards of Section 73 for the IB District.

5.         Additional Development Regulations for Discretionary Uses

Convenience Retail Stores, Daytime Child Care Services, Drive-in Food Services, Health Services, Indoor Participant Recreation Services, Minor and Major Eating and Drinking Establishments, Outdoor Participant Recreation Services and Personal Service Shops shall be sited in accordance with the following:

a)       as part of a comprehensively planned and managed group of five or more office or Industrial buildings where such Discretionary uses are intended to service and support the principal Industrial or office use; or

b)       in an area designated for such uses in an Area Structure or Area Redevelopment Plan; or

c)       on sites located at the intersection of major collector or higher standard public roadways centrally located in an industrial area.

The following regulations shall apply to Convenience Vehicle Rentals developments:

a)       All storage, display or parking areas shall be hardsurfaced in accordance with Section 67.3 of this Bylaw.

b)       All display areas which abut a Residential District or a lane serving a Residential District shall be screened in accordance with the provisions of Section 69.3, Clause (4) of this Bylaw.

c)       Lighting for the display areas shall be mounted on lamp standards and no exposed bulbs or strings of lights shall be used.

d)       Automotive and Minor Recreational Vehicle Sales/Rentals shall comply with provisions of this District for Convenience Vehicle Rentals developments, and the size, locations, screening and landscaping of the outdoor vehicular display area shall be subject to the approval of the Development Officer, who shall ensure that development of the site is compatible with the appearance and site design of surrounding developments.

e)       The minimum gross floor area for a Warehouse Sales establishment shall not be less than 1000 square metres (10,764.2 square feet) unless at least fifty percent of the gross floor area of the establishment is used for warehousing or storage of the goods sold or distributed from the establishment.
