DC2.770.1.        General Purpose

To develop a building for office, convenience commercial and health and well-being related uses with regulations to ensure compatibility with the abutting seniors facility and surrounding development.

DC2.770.2.        Area of Application

The subject site includes a portion of Unit 1, Plan 0023297 containing 0.28 ha, Rideau Park, as shown on the attached Schedule ā€Cā€ Map.

DC2.770.3.        Uses

  1. Child Care Services

  2. Convenience Retail Stores

  3. Health Services

  4. Minor Secondhand Stores

  5. Professional, Financial and Office Support Services

  6. Restaurants

DC2.770.4.        Development Criteria

  1. The maximum Floor Area Ratio shall be 1.

  2. The maximum Height shall not exceed 12.0 m nor 2.5 storeys.

  3. The maximum gross floor area for any individual business shall not exceed 275 m2.

  4. Building Setbacks shall be as follows:

  1. a minimum Setback of 5.0 m shall be provided for the north boundary;

  2. a minimum Setback of 9.5 m shall be provided for the west boundary;

  3. a minimum Setback of 3.0 m shall be provided for the east boundary; and

  4. a minimum Setback of 30.0 m shall be provided for the south boundary.

  1. Landscaped Yards shall be required as follows:

  1. a landscaped Yard a minimum of 5.0 m in width shall be provided adjacent to the north boundary;

  2. a landscaped Yard a minimum of 9.5 m shall be provided adjacent to the west boundary, except where the ramp to the underground parkade is located;

  3. a landscaped Yard shall not be required adjacent to the south boundary, except when required to satisfy clause (ii); and

  4. a landscaped yard a minimum of 3.0 m shall be provided adjacent to the east boundary.

  1. A covered pedestrian corridor may be provided at grade to link the development to the adjacent development to the east, to the satisfaction of the Development Officer.

  2. Yards adjacent to the north, west, east and south property lines shall be landscaped with one coniferous tree, one deciduous tree and three shrubs for every 46 m2 of required Yard. Fifty percent of the deciduous trees shall have a minimum calliper of 80 mm and fifty percent shall have minimum calliper of 50 mm. Coniferous trees shall have a minimum height of 3.0 m.

  3. Garbage enclosures shall be located entirely within private property and gates and/or doors of the garbage enclosure shall not open or encroach into road right-of-way.

  4. Access to the underground parkade from 106 Street shall be located as shown on Appendix 1: Site Plan.

  5. The owner is responsible for repair of any damage to the abutting roadways, sidewalks and/or boulevards resulting from construction of the development, to the satisfaction of the Transportation Department.  The site shall be inspected by the Transportation Department prior to the start of construction and once again when construction is complete.

  6. Parking shall be provided in accordance to with Section 54 and located to the satisfaction of the Development Officer and the Transportation Department.
